Plumbers in Broomhill, Sheffield

Heat365 are Gas Safe registered plumbers and heating engineers covering Broomhill and the wider S10 postcode. Much of Broomhill is made up of large Victorian villas, many of them long since divided into flats — buildings where one address can hide several separate heating systems, a shared water supply and a good deal of hidden pipework. That is everyday work for us. Call 24/7.

Plumbing and heating for Broomhill's converted villas and flats

Broomhill sits immediately west of the University of Sheffield's main campus, a short walk from the Royal Hallamshire Hospital and the Botanical Gardens. It is a leafy Victorian suburb, much of it within a conservation area, and it is known for its larger period villas set along tree-lined streets. A great many of those villas have been subdivided over the years into flats and apartments, so a single building here can contain several households.

That pattern drives the plumbing. A converted villa often ends up with an individual boiler in each flat but only one incoming main, one set of risers carrying water up through the building, and drainage that was designed for one family rather than four or five. Original pipework frequently survives alongside pipework added at each conversion, which is why an apparently simple job — a leak, a dropping boiler pressure, a radiator that never warms — can turn out to involve more than one flat.

We work in these buildings regularly. That means tracing which valve serves which flat before anything is cut into, replacing boilers where the flue and condensate options are limited by the building's layout, and dealing with the high hot-water demand you get when several people in one building all want a shower at the same time. Every gas job is carried out by a Gas Safe registered engineer, and we explain what we have found before we start.

  • Boiler repair and replacement in flats and converted villas
  • Tracing shared supplies, risers and isolation points
  • Hot water demand in buildings with several households
  • Leaks that pass between flats and communal areas
  • 24/7 emergency callout, 365 days a year

“Thank you to Rick and the team for fitting our new boiler and radiators. I waited a while before leaving a review, but 6 months down the line it's still working just as good. I would highly recommend.”

FAQs

Plumbers in Broomhill — your questions answered

Can't see your question? Call 07534 793949 — we're happy to help.

Our flat is in a converted villa — is the boiler likely to be ours alone or shared with the building?

It varies from building to building. Most conversions around Broomhill end up with an individual boiler serving each flat, but some retain a single system for the whole house, and a few sit somewhere in between with shared hot water and separate heating. The first thing we do is establish which arrangement you actually have, because it changes who needs to be involved and what can be worked on without affecting the rest of the building.

Does the freeholder or managing agent need to agree before a boiler is replaced in a converted flat?

Often yes, particularly where a new flue has to pass through a shared wall or roof, or where pipework runs through communal parts of the building. We will tell you what the installation would involve and where it affects anything outside your own flat, so you can put that in front of the freeholder or agent before anything is booked in.

A high-ceilinged room in our converted flat never feels warm. What can be done?

Large period rooms with tall ceilings hold a lot more air than the radiator in them was ever sized for, and in a converted building the radiators were often inherited rather than chosen for the new layout. We would look at whether the existing radiators are adequate for the room volume, whether the system is balanced properly, and whether the heat that is being produced is reaching that part of the flat at all before recommending anything.

The hot water goes cold when another flat in the building runs a shower. Why does that happen?

Where several flats draw from one incoming supply, everyone is sharing the same available flow. If the main into the building is modest, simultaneous demand can pull the flow below what a combi boiler needs to keep heating the water. We can measure the flow at your flat and at the point it enters the building, which usually shows quickly whether the issue is the shared main, your own pipework, or the boiler itself.

Do you cover Broomhall, Crookesmoor, Endcliffe and Tapton Hill as well?
