Totley sits on the far south-western edge of Sheffield in the S17 postcode, right up against the Derbyshire boundary — beyond the top of the village the road climbs towards Owler Bar and open country on the edge of the Peak District. It was part of Derbyshire until it was taken into Sheffield in the 1930s, and it still has a semi-rural feel where the built-up area runs out.

Our 1930s house still has some of the original pipework — does all of it need replacing?

Not usually. In houses of this age we normally find several generations of pipework joined together, and only some of it is actually a problem. We check what condition each section is in and how well it flows before recommending anything — often the sensible answer is to replace the poor runs and the joints that are likely to fail, not the whole house.

We're modernising room by room. Should we replace radiators as we go, or do them all at once?

Either can work, but the order matters. If radiators are replaced piecemeal without recalculating what each room now needs, you can end up with a system that is unbalanced and a boiler that short-cycles. We're happy to work through it in stages with you — we'll just size each new radiator for the room as it will finally be, so the system still works as a whole at the end.

The water pressure drops as soon as someone else turns a tap on. What causes that?

It is usually one of three things: the flow rate coming into the property, the type of system you have, or a restriction somewhere in the pipework such as an old stop tap, a partly closed valve or a narrow section of pipe. We measure the incoming flow first rather than assuming, because the fix is completely different depending on which of those it turns out to be.

Our radiators are boxed in behind covers — does that affect the heating?

It can. Enclosing a radiator restricts the airflow it relies on and can also affect a thermostatic valve, which sits in that same trapped pocket of warm air and shuts down earlier than it should. If a boxed-in room is one of the cold ones, that's worth looking at before anything more drastic is considered.
