Boiler repair & replacement
Breakdowns, servicing and replacements, including loft-sited boilers and condensate protection in bungalows.
Heat365 are Gas Safe registered plumbers and heating engineers covering Royston and the S71 area. Few towns this size contain such a range of housing — late Victorian stone terraces, mid-century estates, prefabricated houses, streets of bungalows and a large new development off Lee Lane. Each needs something different. Call us 24/7.
Royston sits about four miles north-east of Barnsley and around six miles south-east of Wakefield, low-lying in a valley on the northern edge of the borough with open countryside to the north and west. Its centre is split between The Wells and Midland Road, and the disused Barnsley Canal and the Trans Pennine Trail run through the eastern side.
The council's own character work on Royston reads almost like a list of heating jobs. There are late Victorian terraces on a loose grid around the centre and at Grays, with sandstone and slate along Lee Lane. There are mid-twentieth-century estates at New Town, Summerfields, Chevet and Meadstead. There is prefabricated housing around The Oval, and streets of bungalows at Northlands. Later development at Common Lane, Pastures and Lynwood is cul-de-sac layout in brick and tile, and a large mixed-use allocation off Lee Lane is bringing several hundred more homes.
Bungalows in particular are worth calling out, because they behave differently from a two-storey house. There is no chimney to borrow for a flue, the pipe runs are all on one level, and the boiler and condensate frequently sit in a cold loft where freezing is a real risk in a valley that holds cold air. Victorian terraces bring the opposite set of problems — solid walls, buried pipework and tight flue termination constraints. We work on all of it. Every gas job is carried out by a Gas Safe registered engineer.
From bungalows at Northlands to terraces on Lee Lane and the new build off it — we cover the lot.

Most often the condensate pipe. A loft is an unheated space, and a condensate run up there can freeze and back up, which trips the boiler out. Insulating the run properly, increasing its diameter or rerouting it into a heated part of the house usually ends the problem. It is also worth checking the loft pipework generally while we are up there, because the same cold affects the water supply.
Not harder, just different. There is often no chimney to use, so the flue has to terminate through a wall or the roof within the permitted distances from windows, doors and boundaries. Pipe runs are all on one level, which is usually an advantage. The main thing to plan for is where the boiler and condensate sit if the loft is the only sensible space.
Yes. Sandstone terraces with no cavity limit where pipework and flues can go, so we work the route out before anything is cut and use non-invasive leak detection where we can. It means less making good afterwards, which on a stone frontage matters.
Yes, if you want to keep the warranty. Long manufacturer warranties are normally conditional on an annual service carried out and recorded by a suitably qualified engineer. We service to the manufacturer's schedule and leave you the record, so the cover stays valid.
We do. We are across the north of the borough regularly, including Carlton, Monk Bretton, Athersley, Smithies, Cudworth, Shafton, Lundwood, Staincross and Mapplewell. If you are just outside and not sure, give us a call.
