Plumbers in Dore, Sheffield
Heat365 are Gas Safe registered plumbing and heating engineers working across Dore, Totley and the S17 area. The larger, older stone-built homes here need more than a standard combi swap — think unvented cylinders, system boilers, high hot water demand across several bathrooms and careful work in a conservation area. Call us 24/7.
Heating and hot water for Dore's larger period homes
Dore sits roughly eight kilometres south-west of Sheffield city centre, separated from the rest of the south-western suburbs by a green buffer of Ryecroft Farm, Ecclesall Woods and Whirlow Brook Park. The Dore Conservation Area, designated in November 1971, covers the historic core of the village built up from the eighteenth century onwards, and the surrounding streets are dominated by large detached and stone-built period properties on generous plots.
Those homes place very different demands on a heating system than a two-bed terrace does. Several bathrooms and an en-suite or two means simultaneous hot water draw-off, which a standard combi will struggle with — so most of our work in S17 involves unvented hot water cylinders and system boilers rather than combi swaps. Larger floor areas also mean bigger heat loads, longer pipe runs, more radiators to balance and, quite often, a mix of heating zones added at different times.
Period and conservation-area properties bring their own constraints too. Thick stone walls, solid floors and original features mean pipe routing has to be planned rather than improvised, and external work — flues, condensate runs and external plant — needs thought about where it can sensibly go. We survey properly before quoting, and we'll be straight with you about what a property will and won't take.

“Needed a new boiler installed asap, got in contact with Ricky. Straight away he quoted & fitted me in quickly. The lads stayed for 10 plus hours and returned the next day to ensure I had water and heating. Can't fault the lads at all.”
“Great service, responded quickly and sorted my boiler out so I had heating and hot water back on in this freezing weather. Came out late on a Saturday night to fix. NHS discount too!!”
“Thank you to Rick and the team for fitting our new boiler and radiators. I waited a while before leaving a review, but 6 months down the line it's still working just as good. I would highly recommend.”

I have three bathrooms — should I fit a combi or a system boiler and cylinder?
In a larger Dore property with several bathrooms, a system boiler with a properly sized unvented cylinder is usually the better answer. A combi heats water on demand from the mains, so running two showers at once tends to drop the flow at both. A stored-hot-water system gives you full flow from several outlets at the same time. We'll measure your incoming mains flow and pressure and size the cylinder to how your household actually uses hot water.
Do I need anything special for an unvented cylinder?
Unvented hot water cylinders are pressurised, so they must be installed and serviced by someone holding the relevant unvented systems qualification, and they need an annual service to stay safe and keep the manufacturer's warranty valid. The install also needs a suitable discharge route for the safety valves and enough mains flow to be worth doing — all things we check at survey.
My house is in the Dore Conservation Area. Does that affect the work?
It can affect anything visible from outside — a new flue position, external pipework or an outdoor unit, for example. The Dore Conservation Area was designated in 1971 and covers the historic core of the village. We plan installations to keep external changes as discreet as possible, and where a job may need consent we'll flag it early rather than after the work has started. Any formal planning or listed building approval is a matter for Sheffield City Council.
Why do some rooms in my house never get warm?
In larger properties it is very often a balancing and sizing issue rather than a broken boiler. Long pipe runs to rooms at the far end of the house, radiators undersized for the room, or extensions added onto a system that was never re-designed will all leave cold spots. We survey the whole system, calculate what each room actually needs and rebalance or resize accordingly.
Do you cover Totley, Bradway and Whirlow as well?
