A Gas Safe registered engineer checks each gas appliance and the associated flue and pipework in the property, tests that appliances are burning correctly and safely, and checks ventilation and safety devices. Anything unsafe is identified and, where required, made safe. You are then issued with a record for the property covering what was tested and the outcome, which you keep and provide to your tenants. We can send it to you electronically so it is easy to file.

This is one of the most common calls we get in shared houses. The fix depends on the system. A combi delivers hot water continuously but only at a certain flow rate, so several outlets at once will thin it out; a cylinder gives you a reserve but has to recover before the next person. Options range from re-specifying the boiler, to fitting a larger or better-insulated cylinder, to changing how the bathroom outlets are fed. We will work out which one your property is actually limited by before recommending anything.

Not automatically, but it is usually worth planning for. Back boilers are long out of production, parts get harder to source, and they are far less efficient than a modern appliance. If it is still safe and working, that is your decision. If it fails, a like-for-like repair may not be possible, so it is better to know in advance what the replacement route looks like for that particular property rather than deciding in the middle of a cold snap.
