Boiler repair & replacement
Servicing, breakdowns and full replacements, in period houses and in flats above commercial units.
Heat365 are Gas Safe registered plumbers and heating engineers covering Brampton and the Chatsworth Road area of Chesterfield. Period terraces and villas sit right alongside flats above the shop frontages here, and the two need very different handling. Call us 24/7.
Brampton lies west of Chesterfield town centre, strung along the Chatsworth Road corridor. It was the centre of the Chesterfield pottery trade — by the mid nineteenth century there were at least sixteen potteries across Brampton, Whittington and Newbold, several of them on or near Chatsworth Road and Barker Lane. Chatsworth Road itself developed as a mix of housing and industry, and many of those former industrial plots have since been redeveloped for homes.
The result is a genuinely mixed street. Behind and around the main road there are Victorian and Edwardian terraces and larger period villas, typically solid-walled, often with original room layouts, suspended timber floors and pipework that has been added to repeatedly. On the frontage itself there are flats and maisonettes above commercial units, and those bring an entirely different set of problems: a shared soil stack or riser serving several dwellings, a boiler in one flat whose flue exits over someone else's space, meters and isolation points that are not where you expect, and a freeholder or managing agent whose consent is needed before anything external changes.
We work on both. In the period houses it is usually heating — cold upstairs radiators, a system that has never been balanced, weak flow where several bathrooms have been added to a large villa. In the flats it is more often leaks, shared drainage and access. Every gas job is carried out by a Gas Safe registered engineer, and we will tell you honestly where responsibility for a shared element is likely to sit before we start pulling things apart.

Start with whoever is responsible for the appliance — in a tenancy that is usually the landlord, and they are also responsible for the annual gas safety check. If you are the owner or the landlord, call us directly. Where a flue, pipe run or shared service outside your own flat has to change, the freeholder or managing agent normally has to agree it, and we'll flag that as soon as we see it rather than after the fact.
In converted buildings a leak very often travels along a shared soil stack or riser and appears some distance from its source, which is why the flat that is wet is frequently not the flat with the problem. We trace it properly rather than assuming. Once we know where it is actually coming from you have a clear answer for the neighbour, the managing agent or an insurer.
Large period houses often outgrow the system they were fitted with. A combi may simply not deliver enough hot water for simultaneous use, in which case a system boiler with a properly sized cylinder is usually the better route. It depends on the incoming mains flow rate, the space available and how the household actually uses hot water, so we measure rather than assume.
We do. Period properties around Brampton usually have a mix of pipe materials and sizes added over many years, sometimes buried in solid walls or under suspended timber floors. We use non-invasive leak detection wherever we can, so we lift as few boards and cut into as little plaster as possible.
We work across S40 and the surrounding area, including Old Brampton, Walton, Ashgate, Holme Hall, Loundsley Green, Boythorpe, Somersall, Newbold and Holymoorside, as well as the town centre. Call us if you're nearby and unsure.
