Boiler repair & replacement
Servicing, breakdowns and full replacements, planned around what the building will actually allow.
Heat365 are Gas Safe registered plumbers and heating engineers covering Bolsover and the S44 area. A good deal of housing here sits in a conservation area or is listed outright, which changes what can be done to the outside of a building — and we plan around that rather than ignoring it. Call us 24/7.
Bolsover stands on a hilltop east of Chesterfield, and its housing carries an unusual amount of protection. The Bolsover Conservation Area was first designated in July 1971. Within it sits New Bolsover, the model village built by the Bolsover Colliery Company in 1891 — 194 two-storey cottages with attics, laid out in terraces of eight around three sides of a green, listed Grade II in 1989 and again in 2004.
Housing like that is perfectly workable, but external changes are not a free hand. Where a property is listed or in a conservation area, things that would be unremarkable elsewhere — a new flue terminal on a front elevation, a run of external pipework, a visible condensate discharge, a replacement soil stack — can need listed building consent or planning permission. We will flag anything of that sort to you before we do it, and we will not fit something that puts you at odds with a consent requirement just because it is the quickest route.
Away from the protected streets there is plenty of more ordinary work: later colliery-era housing, post-war estates at Carr Vale and Shuttlewood, and newer development around the edges. Boiler repairs and replacements, radiator and system work, leaks and blocked drains all come our way here, and every gas job is carried out by a Gas Safe registered engineer.

In almost all cases yes — but the external elements are the part to think about. A new flue terminal, external pipe runs or a visible condensate discharge on a listed building or in a conservation area can require consent, and that is between you and the local authority rather than something we can sign off. What we will do is tell you clearly which parts of the job are likely to need permission, and look for a route that keeps external change to a minimum.
It is also worth saying that consent, where it is needed, is not usually a reason a job cannot happen. It is a reason to start the conversation earlier, so the work is not held up waiting for an answer once your old boiler has already been taken out.
Often, and on protected elevations it is usually the more sensible option. Moving the appliance changes the pipe runs and the flue position, so there is more work involved than a straight swap in the same spot, but it avoids a terminal on a front elevation. We'll price both properly so you can see the difference before deciding.
It can. Heat rises, so a top floor in the roof often runs warm while the ground floor lags, and a system that was never balanced for three levels makes that worse. Pipework serving a converted roof space also frequently runs through cold voids. We look at balancing and at where the pipework actually runs before recommending bigger changes.
