System boilers & cylinders
Servicing, breakdown repairs and replacements on system and regular boilers, with the hot water cylinder looked at as part of the visit.
Heat365 are Gas Safe registered plumbers and heating engineers covering Bessacarr and the DN4 side of Doncaster. Larger detached homes, hot water cylinders and more than one bathroom need a heating system that is sized and serviced properly — that is the work we are set up for. Call us 24/7.
Bessacarr runs along the Bawtry Road side of Doncaster and blends into Cantley to the north-east. Very little of it is old. A small share of the housing dates from the 1930s or earlier, but most of it went up as private development from the 1960s onwards. South Bessacarr, a conservation area since 2004, shows the range well: modest 1930s bungalows on Warnington Drive, large Edwardian-style houses in long gardens on Warning Tongue Lane and Bawtry Road, and flat-roofed chalet-style homes at Birchwood Dell.
That housing brings a particular kind of heating work. Bigger detached houses with two or three bathrooms are often better served by a system or regular boiler feeding a hot water cylinder than by a combi — and where that cylinder is an unvented one, it needs its safety valves and expansion arrangements looked at regularly. Homes from the 1960s and 70s can still carry their original microbore pipework, which works well when clean but is more easily blocked by sludge than wider pipe. And a large house heated as one zone is rarely comfortable in every room at once.
We handle the whole of it — servicing and repairs, cylinder and controls work, power flushing, and a full replacement where that genuinely makes more sense. Every gas job is carried out by a Gas Safe registered engineer, and we explain what we have found before any work starts.
The jobs that come up most in DN4 — bigger heating systems, hot water that has to keep up with several bathrooms, and the pipework behind them.

Balancing large systems, clearing microbore blockages, radiator upgrades and separate heating zones for different floors.
New bathrooms and en-suites, weak flow at upstairs outlets, hidden leaks, toilets and taps.

It depends on how the house is used. A combi heats water on demand and handles one outlet at a time well, but it can struggle when two showers run together. Homes with two or more bathrooms in regular use are often better served by a system boiler and a stored hot water cylinder. We measure the incoming mains flow and talk through how the household uses hot water before recommending either.
Manufacturers generally expect an unvented cylinder to be inspected every year — the safety and relief valves, the expansion vessel or air gap, and the discharge pipework. Check the instructions that came with yours. We look at the cylinder when we service the boiler, and if anything needs attention that falls outside our scope we will tell you straight away rather than guess.
Not in itself. Microbore pipe, usually 8mm or 10mm, heats a house perfectly well when the system water is clean. The trouble is that sludge and debris block narrow pipe more easily, so you get a single cold radiator while the rest are hot. We diagnose the blockage, clean the system, and add inhibitor and a filter so it does not keep coming back.
Usually, yes. Splitting a larger house into two zones with their own thermostat and timer means bedrooms and living areas can run on different schedules. It involves adding zone valves and suitable controls, and it only works well if the radiators are also balanced properly — we do both together.
